1. Price it right from day one
The single biggest factor in your final sale price is the price you start at. Overprice it and the home sits, buyers wonder what's wrong, and you end up chasing the market down with price cuts. Price it sharply and you can create competition — sometimes multiple offers. I price using real, recent comparable sales in your specific neighborhood, not a guess and not a Zestimate.
2. Make the right repairs — not all of them
You don't need to renovate before you sell. The goal is to remove obvious objections: leaky faucets, scuffed paint, a dated light fixture, anything that makes a buyer think "what else is wrong?" I'll walk your home with you and tell you honestly which fixes are worth it and which ones won't return the money. Spend where it counts.
3. Stage so buyers can picture themselves there
Staging doesn't mean expensive furniture rentals. Often it's decluttering, depersonalizing, and arranging rooms so they feel bright and spacious. Buyers don't buy your house — they buy the life they imagine living in it. A clean, neutral, well-lit home helps them see it.
4. Market it everywhere buyers are looking
Professional photography is non-negotiable — most buyers fall in love online before they ever step inside. Beyond the MLS and the big sites, I market through social media, video, my network, and email so your home reaches the widest pool of serious buyers, not just whoever happens to scroll past.
5. Negotiate from a position of strength
When the offers come in, price is only one piece. Financing, contingencies, inspection terms, and timeline all matter. I negotiate hard on your behalf and translate the fine print into plain English, so you can choose the offer that's genuinely best — not just the biggest number on the first page.
6. Manage the details to the closing table
Inspections, appraisals, paperwork, deadlines — this is where deals can wobble. My job is to keep everything on track and head off problems before they threaten your sale, so you get from accepted offer to closing day smoothly and on time.
